    Where should water sensors go in a condo?

    Place water sensors at the fixtures, appliances, equipment, and shared spaces most likely to release water. Map each device so staff know exactly where an alert started.

    Put water sensors where water can escape. Start under sinks, behind toilets, beside washing machines and dishwashers, near refrigerator water lines, around water heaters and HVAC equipment, and in mechanical and laundry rooms. Focus on spots where a leak could spread or go unnoticed. Keep sensors clear of routine splashing, and label each device by residence, room, and exact location.

    Start with the places that can release water

    A sensor in the middle of a room may look tidy, but it is often the wrong spot. Put it where an unexpected release will reach first. That is where an early alert can change the outcome. The U.S. Environmental Protection Agency lists moisture detection as one way to alert people to unexpected dampness. The device still has to sit where that dampness can reach it.

    Walk through each unit and start with:

    • Kitchen and bathroom sink cabinets
    • Toilet supply and tank areas, where the layout allows
    • Washing machine supply and drain connections
    • Dishwashers and refrigerator water connections
    • Water heaters and other equipment with a water connection
    • HVAC equipment, condensate pans, or nearby drain-risk areas

    Do not stop at the units

    Unit coverage leaves a blind spot if shared spaces are ignored. A failed connection in a mechanical room, central laundry room, or common-area kitchen can affect many people, and nobody may be watching that space as a private owner. Review water heaters, pumps, valves, HVAC equipment, drains, and water treatment equipment in those areas.

    Use the building's plumbing and floor plan to make the final call. Check spaces below equipment, vertical pipe chases, and places where water could travel away from the original release. Write down what each sensor covers and what it does not.

    How should a sensor be positioned?

    A good spot catches leak water without catching every mop splash. Keep the device near the connection or equipment, leave it accessible for testing and battery service, and follow the manufacturer's instructions for the surface, orientation, and clearance.

    • Keep it close to the connection or equipment being monitored.
    • Do not hide it behind stored items where an alert or inspection could be missed.
    • Keep it away from normal spray, mopping, and condensation that is not the risk being monitored.
    • Make sure its signal can reach the building-managed network.
    • Leave enough access to test, clean, or replace the device.

    Labeling is part of placement

    A sensor that detects water but cannot tell staff where to look slows the response. Use a label such as "Unit 702, primary bath, under sink." Keep that name in the dashboard, event record, service notes, and response instructions.

    Tie the sensor location to the shut-off valve or water line it can isolate when the system includes automatic shut-off. The sensor may identify a wet spot while the valve isolates a mapped supply line. Those points may be different. Clear mapping keeps staff from assuming that one valve controls every source in a room.

    Common placement mistakes

    These mistakes are easy to make, especially when a unit has been renovated or its appliances have moved:

    • Installing one sensor in a large kitchen and assuming it covers every appliance.
    • Leaving out common areas because unit coverage feels easier to explain.
    • Putting a sensor where daily cleaning or shower spray triggers it repeatedly.
    • Placing it where cabinets, boxes, or stored belongings hide the device.
    • Failing to update the location after a renovation or appliance move.
    • Sending an alert with a unit number but no room or sensor name.
    • Ignoring offline, low-battery, or untested devices in vacant residences.

    Turn the plan into a site walk

    1. Walk every unit and shared area with the floor plan and plumbing layout in hand.
    2. Write down each water connection, appliance, drain, and equipment risk.
    3. Choose the locations where water could spread or remain unnoticed.
    4. Install, label, and test each sensor at the location on the plan.
    5. Confirm staff can see the exact location and device-health status.
    6. Update the map after renovations, appliance changes, and water events.

    Prioritize the sink cabinet, dishwasher connection, refrigerator ice-maker or water line, and every other plumbed appliance. A sensor under the sink does not cover an appliance on the other side of the room.

    Should sensors be installed in common areas too?

    Yes. A leak in a mechanical room, laundry room, pump or valve area, common-area kitchen, or another shared space can affect many residences. Include those spaces in the building-wide plan along with the units.
