Water sensor vs. flow meter: which is better for condo leak detection?
Water sensors detect moisture where it appears. Flow meters watch water moving through a pipe. Condo boards often need both because they answer different leak questions.

A water sensor and a flow meter do different jobs. A water sensor detects moisture at a named spot, such as under a sink or beside a water heater. A flow meter measures water moving through one pipe and can flag unusual use. For a condominium, sensors provide location while flow monitoring adds context about water use; neither should be treated as a complete replacement for the other.
What does a water sensor detect?
A water sensor watches for moisture at the place where it is installed. If water reaches the sensor, the system can identify the residence, room, and sensor location and send that information to the people responsible for the response.
That makes a water sensor useful for:
- A supply connection or drain under a kitchen or bathroom sink
- A toilet supply or bathroom fixture area
- A washing machine, dishwasher, or refrigerator ice-maker connection
- A water heater, HVAC unit, or other equipment that can release water
- Mechanical rooms, laundry rooms, and other shared areas
The sensor only represents the area it can monitor. A sensor under one sink does not automatically cover a toilet, appliance, or neighboring unit, so placement and labeling matter.
What does a flow meter detect?
A flow meter measures water passing through the pipe where it is installed. By looking at the amount, duration, or timing of water use, it can alert a team to an unusual pattern. The U.S. Environmental Protection Agency describes moisture detection and flow monitoring as two distinct ways to identify leaks or irregular water use.
Flow monitoring can add useful visibility when:
- A toilet or fixture runs longer than expected
- A hidden supply-line leak keeps using water
- A unit's usage pattern changes while the residence is supposed to be vacant
- Staff want context about how much water moved and for how long
- The building wants to investigate water waste in addition to physical damage
A meter does not see every source of water. It cannot identify water that never passes through that meter, such as a drain backup, a roof leak, HVAC condensate, an overflow, or water coming from another unit. It may also identify a unit without identifying the room or fixture.
How do the two devices compare?

Which device fits which condo risk?
Start with the question the board needs the system to answer. If the priority is finding water at a fixture, place a sensor at that fixture. If the priority is spotting abnormal consumption through a unit or shared pipe, evaluate flow monitoring. Some risks call for both.

Why a layered plan works better in a condo
A condominium has private fixtures, shared equipment, stacked plumbing, seasonal occupancy, and water paths that do not all follow one pipe. One device type cannot see every part of that picture.
- Use water sensors at the locations most likely to release water.
- Use flow monitoring where unusual consumption or hidden supply leaks matter.
- Map each sensor and valve to the residence, room, and water line it serves.
- Send alerts to both the responsible owner and the property team.
- Give staff a documented response path rather than relying on one notification.
When automatic shut-off is part of the design, the valve is the component that stops the mapped water line. Detection and flow data help the team decide what happened; they do not replace safe investigation or a plan for restoring service.
Questions to ask before choosing one
- Will the alert identify a room and fixture, or only a unit or pipe?
- What water sources are outside the flow meter's pipe?
- How are safe water-use thresholds set for different residences?
- Can staff see device health across occupied and vacant units?
- What automatic shut-off action is mapped to each detection event?
- Who receives the alert and who is responsible for the next step?
